Is this a Christian Community?Inherently, Yes. It is a deed-restricted Christian covenant community that protects traditional biblical values and Christian marriage as the union of one man and one woman. However this is a community of individuals that will be free to live otherwise modern lives. Click to learn more about this concept.
What are the covenants and restrictions?The covenants maintain the Christian character of the community, prohibit short-term public rentals, hunting, loud recreational vehicles, and non-residential use. They also include basic nature conservation rules. Full covenants are available upon request.
Is this an HOA?
No traditional HOA. There is a simple monthly community dues of $150 per lot that covers private road maintenance, gated entrance, shooting range, trails, guest campsite, and trash service. Inflationary or deflationary effects will be voted on annually.
What utilities are available?
All lots are approved for private septic systems and private wells. Electric service is already in place as well as infrastructure for future fiber internet installations. City water is available to the development if the neighbors wish to share the cost of installation. All utility easements and private road agreements have been pre-recorded with the county.
What is the minimum lot size?All lots are a minimum of 10 acres. Lot sizes and shapes are subject to buyer preference and final developer approval.
